The owners of The Algonquin Building in
\ndowntown Saratoga Springs expect to begin
\nmarketing new apartments in the 127-year old
\nedifice sometime next spring.<\/p>\n

Tenants should be able to move into the 29
\nhigh-end apartments by next summer, said
\nLarry Novik, director of business development
\nfor Bonacio Construction, the Saratoga
\nSprings-based firm handling the renovation
\nof the structure for The Algonquin Building
\nLLC.<\/p>\n

Novik said construction work at the Algonquin,
\nat 510 Broadway, will be getting
\nunderway by August. The project will focus
\non the upper floors, turning the 45 current
\napartments into 29 two-, three- and four bedroom
\nunits.<\/p>\n

“We are trying to respect the history of
\nthe building, and we’re opening up some of
\nthe smaller units into larger units,” he said.
\nNovik said apartments will be “market
\nrate,” meaning they will be in the same price
\nrange as other apartments in the same area.<\/p>\n

He said the owners are not targeting any
\nparticular type of tenant, but expect to draw
\na mix of people. Former tenants, many of whom were
\nSkidmore College students, were asked to
\nmove out last spring.<\/p>\n

The new apartments will not only be
\nlarger, but will be upgraded with granite
\nkitchens, hardwood floors in the common
\nareas, and new appliances.
\n“I think the most important thing about
\nthem is they will be thoroughly modern units while really respecting the history of the
\nbuilding,” Novik said.<\/p>\n

The Algonquin, owned by the Aronson
\nfamily for six decades, was built in 1892 to be
\nexactly what it is now–an apartment building
\nwith retail shops on the ground floor.<\/p>\n

“That was pretty adventurous at the time,
\nas I understand it,” Novik said. “You didn’t
\nsee a lot of that. And it is kind of funny that
\nover 100 years later we are returning to that
\ntrend in Saratoga.”<\/p>\n

The first-floor shops will remain open
\nthroughout construction, although Novik
\nsaid some may shift position. Tenants include
\nA Silver Breeze jewelry shop, Kitchen
\nDimensions design services, Hat-Sational
\nhat shop, and Common Thread Saratoga
\nYarn Shop.<\/p>\n

Novik said the lobby and other interior
\nareas of the building, which encompasses
\nabout 74,000 square feet, will be refurbished
\nand a new elevator will be installed. Utility
\nsystems also will be upgraded.<\/p>\n

Other than that, there will be little change.
\n“We’re doing a lot of work to respect the
\noriginal woodwork and original building
\nfeatures,” Novik said.
\nThe central atrium, which rises the full
\nheight of the six-story building, will remain
\n“exactly as is.”<\/p>\n

The sidewalk in front of the building will
\nbe redone, with radiant heat added to keep
\nit clear of snow in the winter, but the fa\u00c3\u00a7ade
\nwill not change.<\/p>\n

“There is a little bit of damage on the
\noutside we will obviously repair,” Novik said.
\n“But other than that it will look the same. We
