Saratoga Tech Accelerator Changes Its Name, Now Branding Its Services At STEADfast IT

Saratoga Technology Accelerator in Saratoga Springs, a managed IT services company, has changed  its corporate name to STEADfast IT.

The name change reflects the company’s broader footprint and dedication to expertise in the area of managed IT support, company officials said.

Along with the re-branding, STEADfast IT is launching their new “white glove” end-user support IT managed services. It includes  their proprietary Swift Ticket Resolution Station (STRS) and unlimited remote support service.

Business Report: Paper To Digital Transformation

One of the many challenges facing business owners and managers today, is the transformation of documents from paper to digital. Although most people agree that this change is necessary, implementation is not a simple process.

Why go from paper to digital? Remote workers have access to information on many devices from virtually anywhere. If important documents are trapped in paper format, you are not fully utilizing the tools that mobile technology provides.

Another reason is that digital documents make it very easy to store and retrieve large volumes of data. Other reasons include cost savings, security, and sustainability, to name few.

What are the challenges? First there is acceptance. Most people are resistant to change. Getting everyone on board, is essential to a successful digital transformation strategy.

Then there is the process. Some companies will choose to eliminate printers, or install software that restricts printing. These can be effective measures, but only if you have a good understanding of the workflow, and how this action may impact it.

The path to transformation can be divided into four stages (understand, educate, execute, and improve). First you must understand how and where you use paper today. The distinction between “good” and “bad” paper can identify areas where you really need to use paper, and areas where you don’t.

Examples of “good’ paper might be when working with organizations outside of your own. They may still require paper to conduct business. Printed marketing materials may be a good way for you to promote your business. Sometimes there may be a legal requirement for a hand-written signature.

An example of “bad” paper would be any time hard copy documents are stored or shared, when it makes sense to do this electronically. Having a good managed print solution in place, can help you understand your current situation.

Stewart’s Shops To Add Charging Stations For Electric Automobiles At 100 Of Its Stores

Stewart’s Shops is looking to install 100 charging stations for electric automobiles throughout the greater Capital Region, pending approvals.

The  move coincides with state efforts to expand services in that direction.

State Sen. Jim Tedisco recently called for the state to approve the new Electric Vehicle Fast Charger Network (EVFCN).

Tedisco, a member of the Senate Environmental Conservation Committee, wrote a letter to the state Public Service commissioner in support of the EVFCN and the Stewart’s plan to install charging stations at shops in his 49th Senate District.

“The plan would be to install an electric car fast-charging network, providing an 80 percent charge in roughly 20 minutes,” Stewart’s spokesperson Maria D’Amelia said.

It would be done in a gradual rollout.

Four Saratoga County Builders Garner Awards During CRBRA-Sponsored Parade Of Homes

Four Saratoga County-based builders won awards in this year’s Parade of Homes sponsored by the Capital Region Builders & Remodelers Association (CRBRA)

The 15 participating builders, along with CRBRA members, Parade of Homes judges and sponsors, attended the awards event on June 15 at Saratoga National Golf Club.

In the Classic Homes category,  Abele Builders of Clifton Park won awards for Best Architecture, Best Craftsmanship, Best Kitchen, Best Interior Decorating & Design, Best Master Bedroom Suite, Best Landscape & Outdoor Living and Best Overall.

In the Traditional Homes category, DeGraff-Bloom Custom Builders in Round Lake garnered awards for Best Architecture, Best Master Bedroom Suite and Best Landscape-Outdoor Living.

Barbera Homes of Albany won awards in that category for Best Craftsmanship, Best Kitchen, Best Interior Decorating & Design and Best Overall.

In the Executive Homes category, Pipino Builders of Clifton Park won an award for Best Architecture.

Business Report: Nuts And Bolts Of Construction Financing

So, you have a great new project you want to start building ASAP to enable you to get in the ground and/or have the shell(s) up before the weather turns and/or to meet your completion schedule?

If you need a construction loan to finance the project, knowing the financing process can help expedite closing and your ability to get started.

The earlier you involve your lender the better. In addition to the usual underwriting review, the lender and its construction consultant will need a number of items concerning the project. Having a package of these materials ready can help speed the review and, therefore, the closing.

The construction documents that often must be provided include: plans and specifications, detailed construction budget, construction schedule, fixed price/guaranteed maximum price contract with the general contractor (GC)/construction manager (CM), architect/engineer’s contracts, municipal approvals including building permits, payment and performance bonds, builder’s risk insurance and consents to contract assignments from the GC, CM, architect and/or engineer.

These items will be reviewed by the lender and its construction consultant to confirm the project described in the plans and specs may be completed for the amounts in the budget and within the time frame in the schedule.

The construction loan process in New York state requires the preparation and filing of a building loan contract/construction loan agreement. If a lender doesn’t file such a document with the clerk of the county in which the real estate is located, the lender’s security interest established by its mortgage will be subject to mechanics liens that may be subsequently filed.

Saratoga Casino Hotel’s community outreach team, Hands For Hope, provided a free meal to more than 300 guests at an outdoor picnic in June benefiting Project Lift. The event took place at the Columbia Pavilion inside Saratoga State Park.

Franklin Community Center’s Project Lift initiative is a free after-school program aimed at providing students in grades 1-5 with positive role models and additional education. The goal of the program is to offer a positive developmental path for students in the Saratoga Springs school district.

Saratoga Casino Hotel created Hands For Hope in the spring of 2016 to encourage employees to get involved in local causes across the Capital Region. Nearly two dozen casino employees volunteered their time to assist with catering the event. Saratoga Casino Hotel donated all of the food and drinks that were provided at the picnic.

‘Open Studios’ Tour Comes To Region In July, Promotes The Quality Of Local Artists’ Work

Some 20 artists in Washington County will be displaying their works and promoting artists in the area when Open Studios of Washington County makes its biennial return to the region July 13-16.

The event has brought thousands of visitors to local studios while generating significant revenue for participating artists. It has also raised the visibility of the artists in the communities in which they live.

“Open Studios is a great opportunity for people to discover the extraordinary talent of our regional artists,” said Sue Sanderson, organizer of Open Studios of Washington County. “This year we have a record 20 artists. Many are nationally and internationally acclaimed. Those who aren’t are making their mark. And all support each other.”

She said the diversity of the artists is important to the success of the tour. Established tour artists attract an engaged audience and bring credibility to the event. First-time tour artists offer collectors the opportunity to discover new talent.

Greenwich artist Karen Koziol experienced the enthusiasm for new artists during the 2015 tour. “Doing the tour was absolutely exhilarating,” said Koziol. “People were really engaged and interested in what I was doing, why I was doing it and how I was doing it. I made some great connections.”

State Officials Say 2016 Was Record Year For Tourism Visitors, Economic Impact, Spending

New York state’s tourism industry set new records for total number of visitors, economic impact and direct spending in 2016, officials said.

Last year, a record 239 million visitors traveled to New York state, generating an economic impact of $104.8 billion, exceeding $100 billion for the third straight year, according to the governor’s office. In addition, visitors generated an all-time high $64.8 billion in direct spending. These figures each represent a nearly 3 percent increase over 2015.

“New York’s rich culture, diverse history, scenic beauty and outdoor recreational opportunities are second to none,” Gov. Andrew Cuomo said. “With a record $104.8 billion economic impact, New York’s tourism industry is stronger than ever before and as we continue to invest in the success of world-class destinations and attractions found at every corner of the state, more and more visitors will come to experience everything New York has to offer.”

Tourism statistics were provided by Tourism Economics, an internationally recognized travel data firm, using the Impact Analysis for Planning (IMPLAN) input-output model for New York state, utilized worldwide by governments, universities, and public and private sector organizations. The model follows the flow of sales through the economy to the generation of GDP, employment, wages and taxes.

According to the report:

• The total economic impact of tourism statewide reached a record $104.8 billion, exceeding $100 billion for the third straight year, an increase of nearly $18 billion compared to 2011.

• Visitors to New York State in 2016 generated $64.8 billion in direct spending, nearly three percent higher than in 2015, and almost $11 billion more than in 2011.

• New York state tourism generated $8.2 billion in state and local taxes in 2016, a nearly three percent increase over 2015, saving each household an average of $1,133 in taxes.

• Tourism remains the fourth largest private sector employer in the state, supporting more than 914,000 jobs, according to the New York State Department of Labor. The tourism industry was also responsible for nearly $21 billion in direct wages, a 25 percent increase from 2011.

Additionally, New York welcomed a record 239 million visitors in 2016, 36 million more than when Governor Cuomo took office in 2011, the report said. Additionally, passenger counts at all New York state airports increased more than five percent in 2016, with a nearly four percent jump in hotel room demand.

Company Seeks To Enhance South Broadway With Proposal For Apartments And Retail

A mixed-use residential, professional and retail development has been proposed for South Broadway in Saratoga Springs.

If approved by the city Planning Board, the plan would involve the demolition of the long-vacant Saratoga Diner and the construction of 110 apartments, consisting of 64 two-bedroom units and 46 one-bedroom units, along with common spaces, totaling 98,000 square feet of residential space. The parcel is three acres.

The project is proposed by KGC Development, a firm based out of Indianapolis, in partnership with local developers, DEW Ventures LLC. KGC focuses on developing multi-use projects in upstate New York and along the east coast. The company said it is  “passionate about creating communities that have a positive impact on residents and the overall community.”

While the project has not yet been named, Bill Teator, a managing member DEW Ventures, thinks that referring to the southern portion of Broadway as “SoBro” might be appropriate

According to the proposal, the project would be a “catalyst” for revitalization in a neighborhood that will benefit from the construction of affordable housing and a combination of retail, professional and commercial space.

“Several other nearby properties have already sold,” said Teator, referring to the Grand Union Motor Lodge and other properties in the immediate vicinity, which he says is proof of the progress occurring in the somewhat neglected part of the city.

New York State Provides $2.4M To Support Recreational Trails In Clifton Park, Saratoga

A project in Clifton Park and one in Saratoga Springs will get a portion of $112.2 million in funding that has been awarded to 81 projects that support bicycle and pedestrian enhancements and improve air quality across New York state.

Funding supports projects that include multi-use bicycle and pedestrian facilities, new accessible sidewalks that adhere to regulations under the Americans with Disabilities Act (ADA), improved access to public transportation, and enhanced roadway safety.

Of the $13.1 million earmarked for the Capital Region, $848,840 will go to the town of Clifton Park to construct an ADA-compliant, multi-use path.

Some $1.5 million will go to Saratoga Springs to complete the Greenbelt Trail Downtown Connector.

“This funding is critical to enhancing our infrastructure and paving the way for both pedestrian and bicycle travel,” Gov. Andrew Cuomo said. “By improving roadway safety and increasing access to healthy transportation alternatives, we are providing both residents and visitors a chance to experience the state’s natural beauty like never before, while supporting a cleaner, greener New York for generations to come.”

The funding, which will provide up to 80 percent of the cost of each project, is made available through the Federal Highway Administration and administered by the state Department of Transportation. Selected through a competitive solicitation process, awardees presented plans that will increase options for non-vehicular transportation, reduce vehicle emissions or traffic congestion, or both.
