Four new building lots in Saratoga Springs, being referred to as the Reserve at Ohonte Way are available for purchase and development. The 14-acre space offers country living within the city limits, off of Kaydeross Avenue West and Route 9.
It is less than two miles from Northway Exit 13 and downtown Saratoga Springs.
After three years of planning and approvals, Kaydeross Partners LLC has developed the Reserve at Ohonte Way. Wayne Perras, Realtor for Keller Williams Realty, is representing the property.
“It took a long time to carve this out because it was a virgin lot,” said Perras.
The Reserve at Ohonte Way was named to honor the indigenous Mohawk tribe from the region. Like the word “Kaydeross”, “Ohonte” is also a Mohawk word, meaning “grass” or “green.”
The development offers country living, said Perras, so that residents can enjoy a sense of peace and solitude, away from the busy downtown center. Evergreen trees and a running stream provide the backdrop of the property.
The outer boundaries of the property consist of a conservation zone, forbidding any additional construction from taking place, he said. Yet it is a quick commute to the center of Saratoga Springs. Homes are within the Caroline Street Elementary School and Saratoga Springs High School district.
The development is 14 acres, consisting of four lots of land. Gas line supply, electric service, and city water are all included. Septic systems are available to be designed for each lot, said Perras.
Access to the development is via a 440-foot road, the newest to be constructed within Saratoga Springs.
Located one mile from downtown Saratoga, the Saratoga Race Course, the Reserve at Ohonte Way allows home buyers to feel like they are living away from everything, while being able to quickly access all that they need to, Perras said.
The land is being offered for sale in a number of ways. Perras said a builder may purchase the entire property outright. Another option would be for a family to purchase an individual lot. Individual properties have the option to come with a building contract, through local company Thomas Whipple Builders.
He said those designs have already been approved for the vision of the development. There is also the option for buyers to bring in their own builder.
He said each lot can comfortably fit a 2,000- to 4,000-square-foot home.
“This is bigger than anything you will get inside of the city proper,” said Perras. “It’s big enough for a pool. You can build a bigger deck.”
