Conifer Real Estate, Development and Management Co. based in Rochester in the early phases of building a new apartment community on 10 acres along Route 67 in the town of Ballston, near East Line Road.
Conifer Realty, which has developed residential communities and commercial properties in New York, New Jersey, Maryland and Pennsylvania, purchased the property from Hal Schultz, formerly head of H.R. Schultz construction and local real estate developer. Schultz originally envisioned the land to be developed as both commercial and residential property. But he revised his plans, choosing to market it as a residential property.
The property was sold last July. Conifer broke ground in December.
Seven apartment buildings and a community center are expected to be completed and occupied by the spring of 2018.
Ultimately, there will be 142 apartments ranging from one to three bedrooms. The size will range from about 650 square feet to 1,300 square feet. There will also be a community center with an exercise room, community room and patio, said Brian Donato, senior project director for Conifer Realty.
The community room will be approximately 750 square feet and residents will be able to reserve it for events and private parties. The community building will also contain the leasing office. Agents will be on hand to begin showing floor plans and leasing units sometime in August, he said.
Donato said the majority of apartments will have two bedrooms. Units will have one or two full bathrooms. Each unit will have its own laundry room and private patio or balcony.
Donato said there will be ample parking.
