Belmonte Builders will begin the installation of roads, water and sewer lines at Sonoma Grove, its newest “affordable luxury” community near Floral Estates, in the fall.
Homes will range in size from 1,500 to 3,000 square feet and will include plans for ranches, two-story homes and two-story designs with master bedroom suites on the first floor, said Mickey Ricciardi, director of sales and marketing for Belmonte.
The project will be on the south side of Louden Road, east of the intersection with Ingersol Road in Wilton.
This Belmonte community has 66 lots, ranging in size from one-third acre up to one acre. In keeping with the company’s goal of making every client’s “dream home” a reality, the upscale homes will offer a full array of amenities and features, he said.
“You’ll see a lot of vaulted and coffered ceilings, built-in cabinetry, 10-foot ceilings and crown molding,” said Ricciardi.
He noted they are aiming their “affordable luxury” line to appeal to both Baby Boomers, as well as “the older end of the Millennial generation.”
Ricciardi said that the building specifications have wider doorways. The first-floor master bedrooms and one-story layouts will be appealing to Boomers.
Ricciardi said he expects the infrastructure phase of the project to be completed toward the end of the fall, with a model home being built and ready by spring. The company plans to be in full swing with sales by that time as well.
Houses will range in price from mid-$300,000s up to high the $400,000s.
Another Belmonte Builders project on Division Street in the city of Saratoga Springs, begun in 2013, is moving forward.
The project, called City Square, will consist of townhomes and condominiums and will feature maintenance-free living just a short walk to the downtown area.
Designed by Seth Harry and Associates, the homes will feature high-end amenities as standard features, including 10-foot ceilings on the first floor and nine-foot ceilings on the second floor. Gas fireplaces, mudrooms and laundry rooms with ceramic flooring are just a few of the other amenities are included in the plans.
“We have one building being framed right now, which will be two townhomes,” said Ricciardi. He added that they expect to break ground on other homes in the development shortly, noting that all the necessary infrastructure is already in place and some of the homes have already been sold.
“The formal sales process will begin shortly,” said Ricciardi.
Belmonte Builders has been designing and building homes in Saratoga and Clifton Park since 1977.
