John Witt, who has been building homes in Saratoga Springs since 1987, is involved in a new project he calls Downtown Walk, that will provide single-family condominiums within a garden landscape.
The plan is to redevelop a property at 27 Jumel Place, near the East Side Recreation Park on the east side of Saratoga Springs.
The site contained an abandoned factory that previously housed different businesses. The area is zoned for residential use and this is a non-conforming property, said Witt.
Witt, president and owner of Witt Construction, seeks to bring the area back to life.
“I thought: What can we do to redevelop this commercial building?'” said Witt. “And I came up with this creative concept.”
Witt plans to demolish the existing building and create a residential community in its place.
Witt was originally approved for the project in 2004, but the approval expired. He will go in front of the Saratoga Springs Zoning Board in July to again seek a variance for the project, which he expects will be approved.
The design features seven single-family condominiums, each home fitting around each other on the property. Homes are designed to be close to one another, giving it a community feel. Sidewalks will feature brick paving, with heated sidewalks and driveways, and lush gardens.
Each property is designed in an English Tudor style, he said.
“I spent time in London to get inspired,” said Witt.
Homes will come with natural stone and Stucco exteriors, cypress wood trim, granite interiors and the ornate kitchens. Many options will be available with the condominiums.
The lots are approximately 1,800 to 3,000 square feet each. List prices will be from $600,000 to $1.2 million, according to Witt.
Once approved, Witt Construction plans to begin construction soon.
