Construction is expected to start this summer
on a 60,000, two-story building in Clifton
Park that will house medical services for the
region.
Primarily, the structure on a five-acre parcel
at 1783 Route 9 will be the new home of Community
Care Physicians (CCP), said Richard
Rosen, vice president and partner of Columbia
Development, the Albany-based company
overseeing the project.
CCP is a multi-specialty medical group
with over 200 providers, 37 practices, and 16
specialties across four counties of the Capital
Region.
Rosen said CCP will take about 45,000
square feet of the facility, where it will be both
consolidating offices and expanding services.
About 6,000 square feet will be inhabited by
Albany Medical Center. Albany Med will have
an outpatient offices for neurologists and other
speciality services.
He said Columbia Development is also talking
with Brass Eye Center in Latham about offices and services going into the building.
The total cost, said Rosen, is estimated at
$14.6 million.
Columbia Development has final site approval
from Clifton Park.
“We’re hoping to start moving dirt sometime
in August,” Rosen said.
The site is not far north of Northway Exit 9.
He said if things go well, it could be completed
and doors opening in June of next year.
BBL Construction out of Albany, which
has done many projects in Saratoga County
over the years, is the general contractor. The
architectural firm is HCP Architects in Albany.
“The range of medical services in the
building will include primary care, pediatrics,
physical therapy, imaging, Ob/GYN, urology
and more.
“It’s a big, big presence for CCP in Clifton
park,” Rosen noted.
Discussions about the project started about
a year ago.
“We were looking for the right site in Clifton Park and were talking to CCP. We feel very
enthusiastic about the Route 9 corridor for
future expansion in Clifton Park,” Rosen said.
“The demographics in Clifton Park are as
strong as ever,” he added. “A lot of health care
providers have already planted their flag, so
to speak, in Clifton Park. It’s a great move
by the company to consolidate services and
offer easier access to those services to their
patients.”
Columbia Development was founded in 1988 and over the past 25 years has financed,
designed and built properties with a combined
value in excess of $1.5 billion, according to
company officials.
It developed 35,000-square-foot cancer
treatment center in Clifton Park for New York
Oncology Hematology that contains medical
and office facilities as well as diagnostic and
treatment programs. It also developed a twostory,
60,000-square-foot building in Saratoga
Medical Park at Malta.
