A spectacular view of Saratoga Lake amid
the coziness of a forest is the setting that
future residents of Lakeview Landing development
can have, starting this fall.
The 160-unit project by Malta Development
will be located on Route 9P in Malta,
a half-mile from Route 9. It will be just
minutes from Global Foundries and Saratoga
Springs with quick access to Route 9 and
the Northway.
“We’re offering three levels of home
models,” said Thomas Samascott, Malta
Development president. “They range right
across the board in size and price, so there
will be something to suit any buyer’s need
regardless of the size of their household.”
The “carriage” level will provide single story living, with a loft optional in some models, he said. The “modern classics” level will feature family-sized homes with first-or second-floor master bedroom suites. Finally, the “custom” level will give owners an opportunity to bring in their own designs for estate homes.
There are 10 models in the carriage home and modern classics collections with a total of 29 different elevations. Custom home buyers will work directly with the builder’s architect to design a home from the ground up, said Samascott.
Each model will feature a “command center,” a high-traffic area where the essential day-to-day functions of running the household occurs, such as managing schedules and calendars, planning meals, paying bills, organizing mail, charging cell phones, and even connecting a laptop computer. “But the command center isn’t intended to replace the study or home office,” Samascott said. “We know you need a separate area for that.”
Understanding that mudrooms are much more than just a passageway, Lakeview’s designers have created a “family drop zone” with built-in benches and cabinetry in which to organize coats, shoes, hats and gloves, the developer said.
“We also built a place to stash your keys, so you can actually find them during the morning rush,” Samascott said.
Other options, depending on the plan, include butler’s pantries, wet bars, and built-in cabinetry with bookshelves. Optional sunrooms, patios, gourmet kitchens, and bonus rooms are also available. All designs are Energy Star certified and built to the stringent National Green Building Standard. Each home will also be wired to accommodate state-of-the-art technology.
“The site has 350 acres of land, only 80 of which will be used for homes,” Samascott said. “The rest will remain untouched.” Community sidewalks throughout the development will lead to three trails that residents can use to walk through the woods. The woods will also help to provide privacy for homeowners.
Construction of the model home is already under way, and will be ready in time for the 2013 Saratoga Builders Association Showcase of Homes in September. Several lots have already been purchased with construction to begin soon, said Samascott.
